PARK FOR RETAIL



The Rohini Adventure Island and Metro Walk, a 62-acre park located in Sector 10 in Rohini, north-west Delhi, is being promoted by Unitech Amusement Parks Ltd., which is a 50:50 joint venture between Unitech and International Amusement Ltd.

Leading European manufacturers such as Intamin, Moser and Zamperla will arrange for rides to Disney, Universal Studios and Six Flags. In fact the project offers both retail and entertainment experience through its two distinct zones.

Retail is to feature in Metro Walk and amusement will be found in Adventure Island. The latter is going to have, among other things, a water park and a multimedia area. Toronto-based architecture firm Forrec Limited is designing the layout of the park. Renowned consultants such as City Design Group, Electrosonic, Management Resources and Cini Little have also been roped in to create a world-class amusement park and retail destination.

PANCHKULA PARSVNATH -
ROYALE CITY Welcome to Parsvanth Royale, the new lavishly planned city in Panchkula, on the outskirts of Chandigarh.

With a built-up area of about 170,000 sq.ft., the Metro Mall, so named because of the proximity to the underground railway, will have all the modern facilities spread over five levels with two levels of car parking and ample ground level parking and state-of-art escalators, glass capsule lifts, food courts, kiosks and central air-conditioning.

NOIDA GRAND HOUSING AMONG WOODS

Omaxe, a real estate development and construction company, launched its new residential complex project, "Grand Woods, " on April 22 last at Omaxe Grand Woods, Sector 93 B, Noida Expressway, on 23 acres of land. The company proposes to complete the project within 30 months of signing the buyer's agreement and claims that the project is surrounded by 325 acres of greenery.

It will have 1,243 elegant apartments with the option ranging from two bedrooms, three bedrooms and three bed-rooms with a servant quarter in an area ranging from 1,110 sq ft to 1,900 sq ft. The price quoted by Omaxe is Rs 5000 per sq ft. Two sprawling commercial and shopping centres with multiplex are coming up nearby soon.

"Omaxe Grand Woods promises to have everything ranging from earthquake resistant structure, high-tech security system and fire fighting system, 100% power backup, round the clock water supply to dedicated car parking, two elevators in every tower etc to facilitate the safety and comfort of the residents.

GREATER NOIDA A RS. 325-CRORE - EXTRAVAGANZA


Parsvnath Developers Ltd. has conducted the "bhoomi puja" and announced the launch of a three-bedroom air-conditioned luxury condominium, Parsvnath Privilege, in Sector Pi Greater Noida. The condominium with convinient connectivity to Delhi is going to redefine luxurious living for the people of Greater Noida.

Located in Noida's Sector 62, and spread over an area of 11 acres is going to have state of-the-art facilities like a 250-seater auditorium, a conference room, creche, multi-cuisine food courts, a club house with squash courts, medical centre, travel desk, and a Software Incubation Centre.

The first phase of the project, covering 600,000 sq ft of area, will be operational by August 2007 and the whole project December 2007. Logix Cyber Park is poised to become the perfect destination for the best names in the IT industry.

BANGALORE SPANISH HOMES, THE ULTIMATE IN LUXURY.

Bangalore-based Mantri Developers recently launched their new project Mantri Espana, spacious Spanish homes, at the heart of the IT belt of the city. Sprawling over 15 acres of land, the project is located at the Outer Ring Road and s neighbour to MNCs like Intel, ITPL, Wipro and Accenture. There will be about 13 blocks with a total 450 apartments,. most of them having four or five bedrooms. The projected time for completion is three years.

Said Snehal Mantri, Director: "We have designed this project for the up-market where luxury is the sky limit. After we did an enquiry everywhere, we found that there is hardly any apartment more than 2,500 sq ft in the area. There are several MNCs in the location and the top notches of these companies, who have traveled a lot, don't have this international standard project. So it is these people that we are targeting."

The minimum flat size is 2,600 sq ft and it goes up to about 8000 sq. ft. The project is designed in such a way that each floor has two flats with three lift facility in each block. It is going to have the best of amenities like 60,000 sq ft of centrally air-conditioned club house wherein they are also providing restaurants with the food-court. There are five swimming pools including an indoor pool which itself is a unique feature in the city. At a nine-hole mini golf course, the people are free to play at any time of the day. The project has been designed on Spanish architecture which also includes the landscaping done by architects from Singapore. There are exclusive penthouses with individual swimming pool. CHENNAI A MIXED USE TOWNSHIP

L&T Urban Infrastructure Ltd and Arun Excello Infrastructure Pvt Ltd are to develop Estancia, a 78-acre township, in Maraimalai Nagar on GST road in south Chennai. Built at a cost of Rs.1,500 crores, it would comprise residential and commercial space, a hotel, IT Park, serviced apartments, retail space and a school. L&T will hold 51% of the SPV developing the commercial space. Arun Excello's share in the SPV developing the residential space is 67%. The first phase of the latter project will have 700 flats and be completed by March 2009.

HIRANANDANI UPSCALE IN IT HIGHWAY

After transforming the Mumbai skyline, the city-based Hiranandani Group has now identified Chennai as a strategic target for expansion with the launch of their new 110-acre premium project called Hiranandani Upscale at Old Mahabalipuram Road (OMR), also known as the IT highway of Chennai. Asked about the project, Surendra Hiranandani explained: "We saw a large gap in demand and supply of quality residential apartments in Chennai which is fast growing as a business hub. The educated and talented pool in Chennai is slowly getting exposed to international quality living. We wanted to bring along with quality housing, a wide range of facilities that make life more pleasurable and vibrant." The project will feature breezy garden view apartments surrounded by lush landscapes, with a splendid view of nature visible through the French windows of high-rise apartments. Over 50% of the project area has been reserved for greenery, open spaces and public amenities in line with the eco-friendly policies of the company. Detailed planning will be evident from the elegant apartments to the grand entrance halls and tree-lined avenues. Other facilities on the anvil include extensive sports facilities like indoor squash and badminton courts, tennis courts, gymnasium, aerobics and Yoga hall, swimming pools and a health spa. A school will also be set up offering courses from Nursery to Std. XII with a large playground. The School proposes to offer the local CBSE or ISC programme with an option for the International Baccalaureate (IB) Diploma in XIth and XIIth Grade.
